Why Is the Pitch Flat?

From a practical point of view, most commercial roofing systems cannot be sloped. To clarify, commercial roofs aren’t exactly flat. They are usually angled slightly, between one and three degrees, so that rainwater can still run off and collect in a drainage system.

The biggest reason commercial roofs are flat instead of sloped is that it is an easier and more cost-effective build. Consider the size of large offices, hospitals and other types of commercial buildings. With a flat roof, fewer materials are needed. It also makes maintenance of the roof easier, since roofers can easily access the roof area. Conversely, sloped roofs need additional frame construction and equipment for installation and repair.

What Other Advantages Do Flat Roofs Offer?

Sometimes, commercial roof contractors are asked to add more space to a building. A flat roof gives the building another large area for storage and additional equipment. Space can be used for air conditioning units or solar panels. This is tougher with sloped roofs, where most of the free space is limited to the attic area.

It is also more cost-effective for flat roofs to be installed in terms of resources. Sloped roofs require more framing and preparation, but a flat roof requires less. It also makes it easier for future repairs and replacements since the problem areas are easier to access.
